Hi, I'm Toria Howell, founder of Bourbon BNB Butler and a licensed Kentucky REALTOR® specializing in investment properties and short-term rentals.
After owning vacation rentals myself, I experienced firsthand the challenges of managing a property from out of state. I created Bourbon BNB Butler to give owners a trusted local partner who treats every property as if it were their own.
With more than 15 years of professional experience leading programs, managing projects, and delivering exceptional client service—and a Doctor of Public Health degree—I bring a detail-oriented, systems-driven approach to every property I manage.
As both a Realtor® and short-term rental investor, I understand what makes vacation homes successful—from maximizing revenue and creating unforgettable guest experiences to navigating Kentucky's evolving STR market.

What areas do we service?
We proudly serve Lexington, Frankfort, Lawrenceburg, Shelbyville, and surrounding Bourbon Trail communities. Bardstown and Louisville services may be available with advance scheduling.
How do inspections work?
We offer two types of inspections: Post-Clean Inspections and Comprehensive Property Inspections. Post-Clean Inspections are conducted between guest stays to verify the property is guest-ready, while Comprehensive Property Inspections provide a more detailed assessment of the property's condition and are recommended quarterly or annually.
All inspections include a written report with photos documenting the property's condition. Any issues requiring attention will be communicated promptly so they can be addressed before the next guest arrives.
To ensure availability and avoid additional charges, inspections should be scheduled with advance notice. Requests requiring last-minute scheduling may be subject to an additional fee.

What does Install & Setup include?
Our Install & Setup service is designed to prepare your property for guests from day one. Services may include wallpaper installation, furniture assembly and placement, hanging artwork and curtains, setting up linens and décor, organizing owner closets, and installing and configuring plug-in technology such as televisions, Wi-Fi equipment, lamps, and small appliances.
Once setup is complete, we conduct a final property walkthrough to ensure everything is properly installed, organized, and guest-ready. Our goal is to help create a welcoming, functional, and professionally presented space that leaves a lasting impression on your guests
